About us
» With most people browsing the internet there is no doubt that high quality photos and slideshows not only attract significantly more people, but also result in faster sales, multiple bids and accordingly a higher closing price.Toronto and the GTA is a very competetive market with many listings and potential buyers will move on to the next object when they experience shoddy pictures. |

Effect of a commonly used lens (18-55mm) versus an expensive high-quality wideangle lens (same camera body; taken from the same position on a tripod). |
|
Effect of digital processing including High Dynamic Range (HDR) and circular polarizing filter to reduce glare. HDR can deliver outstanding results in those difficult indoor lighting conditions, i.e. dark cabinets in this picture. Also note the huge effect at the left border due to a slight change in perspective. |

» Homeowners can expect a high multiple on the return of investment (ROI) for our services. The agent benefits from the convenience of not having to worry about one of their strongest marketing tools, combined with significant time savings. These marketing expenses pay for themselves when the real estate professional can focus again on leveraging their superior negotiation skills and exclusive market knowledge to close a deal.High quality photographs and virtual tours offer the unique opportunity for any real estate agent to sent a strong message how they care for their current client. At least as important, this message reaches established and potential future clients. |

» The widely popular small point-and-shoot cameras and especially mobile phone cameras lack something that cannot be compensated by adding more and more megapixels on a tiny sensor each year: This is a high quality wide-angle lens on a DSLR camera body, assisted by a high quality tripod.Professional equipment, state-of-the-art software combined with an experienced eye to recompose the right angle and distance for the best look is our formula for outstanding results. |

FAQ
How much advance notice do you need to book a photo shooting session?
It is recommended to book at least 48 hours in advance to ensure you receive the appointment time that works best for you. Please consider that some time to stage the home before the shoot may be required. Another consideration is the weather because the exterior matters as much as the interior for a virtual tour. Still, post-processing and techniques like HDR can improve the picture quality a lot. In special circumstances, same-day appointments may be possible.
How long do you spend on-site to shoot a residential property?
A realistic time on-site for a typical property is approximately one hour. Please consider that more time could be required depending on the size, difficult lighting conditions or lack of preparation of the home. Just give yourself a time buffer to always receive quality results.
How do I find the virtual tour?
Once the photographs have been sorted, post-processed and exported, you will be able to download your package from a non-public section on our website. We will email you a direct link to the high-resolution versions of the photos and a set of Realtor.ca (MLS) sized versions of the photos. We can also host a slideshow with music for you.
How long does it take before I can see the virtual tour?
The industry standard is to have the photos processed and virtual tour available in under 48h. Depending on the time of year it may take less than 24h. If the listing is extremely urgent please indicate this in the contact form and we’ll work with you to meet your time commitments.
What forms of payment to you accept? Will I get a receipt?
We prefer cheque or cash after the shoot to keep things simple and you will receive a receipt on-site. INTERAC email money transfer after invoicing is also an option. The receipt is sent via email in form of a PDF then.
Will you send the virtual tour and photos to Realtor.ca (MLS) for me?
This service is optional. Just let us know the MLS number and we’ll take care of it. We acknowledge that some agents may prefer to directly load the photos or tour by themselves.
How long does it take for my photos to appear on Realtor.ca (MLS)?
This is up to the discretion of Realtor.ca but should never take more than 48h during the week.
HDR seems to be the magic bullet for difficult lighting conditions. What does “HDR” mean?
High Dynamic Range imaging is a set of techniques that allows a greater dynamic range between the lightest and darkest areas of an image than current standard digital imaging techniques or photographic methods. This wide dynamic range allows HDR images to more accurately represent the range of intensity levels found in real scenes. A prerequisite are differently exposed pictures of the same subject matter, requiring at least a high quality tripod and a camera that allows to set exposure steps. The difficulty with HDR is that it requires a knowledgeable photo developer and state-of-the-art software, or the outcome will look “surreal”. A good example of HDR would be that you can suddenly see out a window where there had been a bright sunburst before.
What platform do you use for your virtual tours?
Currently the best slideshows are still generated in the industry standard Flash. This allows for the best user experience. We prefer the Ken-Burns effect for transitions which generates a slight movement and thereby a professional look. Of course the shows feature embedded music, thumbnail navigation and optional full-screen mode for higher resolution pictures.
Who owns the copyright?
All photos produced for a client may be used by the client’s agent for all marketing associated with the current sale of the property. RExposure will be authorized to host the final photographs on a server, standalone or as part of a branded or non-branded virtual tour, video or slideshow, until notified in writing by the copyright owner or their agent to remove the content in a timely manner. The copyright owner licenses RExposure to keep optional backups of all photos at no charge. These backup photos shall not be used commercially without the copyright owner’s permission.
